SKIPLocation isn't enough. Our verdict from a real stay: we'd choose another hotel.
Stay here instead: Park Vue Inn (same spot across Harbor)

Someone prioritizing being directly across Harbor above almost everything else.
Walk: 0.3 miles on paper. The location is excellent, but rooms toward the back can add considerably more walking.
Parking: $22/night, with only 1 space allocated per room, typically requiring valet.
Biggest tradeoff: Our room felt musty and muggy, cleanliness wasn't good enough, and the parking situation was frustrating.
The location is the big selling point, but it wasn't enough to make up for the rest of our experience. We'd choose another nearby hotel.
